- Q: Where is Temescal?
Temescal is located in North Oakland nestled between Rockridge, Berkeley, Emeryville, Piedmont Avenue, and downtown Oakland. Shattuck basically runs North and South between Berkeley and Oakland.
- Q: PURCHASE - When will the condos be ready to purchase?
Now. Tours are by appointment. Call your agent or Stephen at 510-541-6728 to schedule a tour.
- Q: MOVE IN - When will the condos be ready for move-in?
Condos are ready for occupancy now.
- Q: HOA DUES - How much are Homeowner's Association dues (HOA)?
The HOA dues will be in the mid $300/ month based on the size of your residence. See price chart.
- Q: Why do I have to pay HOA dues if I live at Gate 48?
The HOA dues are very important to all the owners at Gate 48. These monthly dues fund all of the common area and exterior maintenance, hazard/fire insurance, property management fees, repair reserves, maintenance of the security gates along with a whole host of other items. If you make an offer on a residence, you will be provided a financial statement and budget of the Homeowner's Association at the time of your offer for your review and approval.
The HOA dues also cover the cost of several everyday utilities that you would otherwise pay if you were renting or purchasing a single family home - water and your garbage pick up. This will save you money on your utilities every month.

- Q: Why should I register for updates?
This way you will be given advance notice of new information about Gate 48. You will be e-mailed when there are significant changes to the web site, such as, info about financing, pictures of the models, a tour of the neighborhood, etc. Additionally you will be notified about advanced opportunities to see the residences at Gate 48 before the general public. In other words, you will get in first to the residences before we open. (Note: Your information will not be sold or given to any other persons or businesses) (Update and feedback pages)
- Q: MORE INFO - When will you have more information available about the project, interior and exterior elevations, virtual tours, etc?
This site will change and more information will be available soon. Interior and exterior elevations, and mortgage information will be added as it becomes available. Again go to the update request form page and leave your e-mail address and you will be kept posted of new information as it becomes available.
- Q: I have a car and need a secure place to park. Where is parking?
There will be secure parking for each residence with 1 space per. It will be in a secured ground floor parking garage with access by enclosed stairs and elevator to the living floors.
- Q: I heard there are panoramic views from the upper floor residences; is this true?
Yes. Some of the residences on the top floor have an incredible view of the hills and beyond.
- Q: PETS - Can I have a pet moose?
No, I'm sorry, there are no pet moose allowed at Gate 48 (Even cuddly ones). There is a reasonable pet policy that allows for normal domestic pets, like cats and small dogs. You will have an opportunity to review the pet policy at Gate 48 prior to making an offer to buy a residence.
- Q: Why are all web site FAQs written at a 4th grade level?
